What we collect, and what we will never do with it.

Short version: we ask for the least we can, we use it to answer your question about your property, and we do not sell it, rent it, trade it, or share it with anyone for marketing. Not now, not later, not if someone offers to buy it.

What we actually collect

If you only use the screener

Nothing reaches us. The questions and the answer are computed in your browser using rules built into the page. Nothing is transmitted, stored, or logged by us. You can close the tab and there is no record on our side that you were here.

If you send us an enquiry

When you fill in the form and press Send it, we receive what you typed:

We do not ask for, and have no way to take, payment details on this website. There is no account to create and no password to set.

Where it goes

Form submissions are delivered by Netlify, the company that hosts this site, and emailed to Bircch. They sit in Netlify's dashboard, which only Bircch can open. Netlify processes the submission on our behalf and does not use it for anything of its own.

If your enquiry becomes a report, the working file lives on Bircch's own computer, not on this website. Delivered reports are never published on this site and are not reachable from it.

How long we keep it

Who else sees it

Nobody, with three narrow exceptions:

That is the complete list. We do not have marketing partners, affiliates, data brokers, lead buyers or advertising networks, and we are not going to acquire any.

On research and public records. Producing a feasibility report means reading public records about a property — assessor data, deeds, town bylaws. That research is a one-way street: we read public sources, we never add you to them and we never tell a public body who asked unless you have engaged us to file on your behalf.

Security

Your choices

You can ask us to show you what we hold about you, correct it, or delete it. You can ask us to stop contacting you and we will. Email us and say so plainly — there is no form to fill in and we will not ask you why.

Children

This is a service for property owners. It is not directed at children and we do not knowingly collect information from anyone under 16.

If this page changes

We will change the date at the top. If a change actually affects how we treat information we already hold, we will email the people it affects rather than quietly editing the page.
